Leads from your ads get up to three of your listings on WhatsApp. Usually within two minutes.

A real estate lead generation system for Dubai agencies: the buyer picks a listing on WhatsApp, then your agent confirms the viewing. Around it, you also get what we build during setup: your site synced with Property Finder, each lead in your CRM, an investment section on Dubai Land Department data, and one panel that shows what happened.

No case studies yet. You’d be one of our first agencies, so before you decide we walk you through the whole system on a demo agency.

A buyer doesn’t compare agencies. They compare who answered.

A buyer in Dubai asks several agencies for prices on the same evening. They haven’t dealt with any of you yet, so there’s no service to compare. They compare who sent them something they can look at, and who sent it first.

That isn’t decided by talent. It’s decided by how long it takes someone to open the portal, filter by budget, area and bedrooms, pick three, screenshot them and paste them into WhatsApp. Usually that’s your best closer doing search work at 11pm. Or nobody, until tomorrow.

And the buyer already told you what they wanted. Two weeks later that budget, area and bedroom count are sitting in a spreadsheet where they help no one.

What the studies say about speed to lead

From the ad to your agent’s phone.

This is the flow we build for your agency during setup, and the scene at the top is a simulation of it. The buyer chooses. Your agent confirms each viewing.

  1. The ad opens a Meta instant form.Name, phone, bedrooms, area and budget, answered inside the ad on Instagram or Facebook.
  2. Up to three of your listings on WhatsApp, usually within two minutes.A carousel built from the form: photo, price, size and reference, pulled from your own inventory. Every reference is checked before it’s sent. Your panel shows the real median time.
  3. The buyer taps “I’m interested”.On the listing they want. “Not for me” is one tap too.
  4. They pick a day.Quick-reply buttons with the days the listing can be shown.
  5. Then a time.Same chat, same buttons. If it turns into negotiation or goes off script, it passes to a person.
  6. Your agent confirms the viewing. They get the listing, the buyer’s day and time and the full conversation, confirm the slot, and the viewing goes in their calendar. The lead lands in your CRM, same format every time.
  7. A reminder the day before. On WhatsApp. The buyer confirms with one tap.

Five pieces. One lead running through all of them.

Follow the buyer from the simulation above. Listings, times and names are fictional.

Reply.

Leads from your ads get a WhatsApp reply at any hour, with up to three real listings, usually within two minutes; your panel shows the real median. Your agent enters at the end, not at the start.

  1. Priya sends the form from the ad
  2. Three listings sent on WhatsApp, from the agency’s inventory
  3. She picks Sorrelby Residences and chooses Thursday, 6 pm
  4. Omar is alerted with the full conversation and confirms

Your website, synced with Property Finder.

Publish on Property Finder and your site updates by itself. We build it into your site during setup; what you can see today is the demo. No listing goes live without a valid Trakheesi permit. If the inventory feed stops, prices come off and enquiries go to a person, instead of quoting yesterday’s numbers.

Your CRM, fed.

Each lead arrives in your CRM with the same fields every time: name, phone, language, buy or rent, areas, bedrooms, budget, the listings shown and the one they chose. We push to it. We don’t need to read it.

Investment Intelligence, on your site.

A section your investors will come back to: the areas that yield most and least, results by developer, net rental yield and capital growth. Net yield, not the brochure number.

Most market reports publish gross yield. Your investors pay service charges, sit through empty months and pay someone to manage the unit. This section shows the number after that, area by area and developer by developer, so your agents walk into a meeting with something a portal doesn’t give them.

  • Where it pays, and where it doesn’t.Areas ranked by net yield and by capital growth. Both ends of the list.
  • By developer. How each developer’s projects have moved against their area.
  • Assumptions in the open.Service charges, vacancy and management are written next to the figure, not buried.
  • No guesses. When an area doesn’t have enough transactions to say something honest, it says “not enough data”.

Across the 50 areas with enough data, net yield runs from 2.9% in Al Thanayah Fourth to 6.9% in Al Qusais Industrial Fifth (DLD area names). Below, five well-known areas and one without enough data.

What it won’t do.

  • It won’t invent a property. It can only send listings that exist in your inventory, and every reference is checked before the message leaves.
  • It won’t invent details. No views, floors, renovations or yields that aren’t in the listing.
  • It won’t publish without a permit. No valid Trakheesi permit, no listing on your site.
  • It won’t run an ad without a permit. Each ad and campaign needs its own Trakheesi permit, applied for by your RERA-licensed broker, before it goes live.
  • It won’t message people who didn’t ask.Alerts about new listings go only to buyers who said yes, with a date stamp and an opt-out in every message.
  • It won’t put your main number at risk.Your agency gets its own new WhatsApp number on the official Business platform, under your own business account.
  • It won’t share your leads. They’re yours, exclusively. Never resold.

Four things from you. We do the rest.

From you

  1. Your inventory.

A Property Finder API key and secret with read-only scope, which you create and can revoke any time. If they aren’t ready, we start from an export of your listings.

  2. Your ad budget.

It goes straight to Meta, in your account.

  3. An agent who answers.

When the system alerts your agent, a buyer has chosen a listing and a time. Someone has to pick it up and confirm the viewing.

  4. A Trakheesi permit for each ad and campaign.

Your RERA-licensed broker applies; we can’t apply for you, and no ad goes live without it.

How the permit works for social media ads

From us

We build, run and watch the rest: the ads setup once each permit is in place, the WhatsApp number and templates, the website sync, the CRM delivery, the investment section and the panel.

What it costs.

Setup plus a fee tied to results, agreed on a call. We go through the numbers with you, for your agency and your volume.

We don’t promise sales. We control how fast leads are answered, that everything sent is real, and that a lead the system can’t handle goes to a person. Your prices, your inventory and how your team closes decide the rest.

Where we are.

We won’t put up a logo or a testimonial we don’t have. We’re finishing the system and looking for our first agencies. The scene at the top is a simulation of how it works once it’s set up, and the demo agency has its own inventory, website and investment section. Look at it before you decide anything.

This isn’t for you if…

  • You want cheaper leads.

This doesn’t lower what a lead costs. It gets the ones you already pay for answered first.

  • You want someone to close for you.

We bring the buyer to the door. Your agent opens it.

  • You want a guarantee of sales.

    We don’t give one.

  • You can’t share your inventory.

    Not even as an export.

Questions.

Is this a chatbot?

It’s a fixed flow with a language model only for the free-text parts, inside strict limits. It can’t send anything that isn’t in your inventory, and when a conversation goes off script it hands over to your agent.

Do you need our Property Finder login?

No. An API key and secret with read-only scope, which you generate in PF Expert and can revoke. Or an export to start.

Which CRM do you work with?

We send each lead in a fixed format by webhook or email, which most CRMs accept. Tell us which one you use.

Do we keep our WhatsApp number?

Yes. We set up a new, dedicated number for the system so your main line is never at risk.

Where do the investment figures come from?

Dubai Land Department transaction data. Every figure shows its source and date. Net yield uses assumptions for service charges, vacancy and management, and they’re shown.

Does our website have to change?

No. During setup we build the listings and the investment section into your current site.

What does it cost?

Setup plus a fee tied to results, agreed on a call. We give you the figures for your agency and your volume when we talk.

See the whole system running.

Message us on WhatsApp and we’ll show you the demo agency, from the ad to the agent alert.
