How to use it
- Your portal. What you pay per month and the leads it brings per month. Property Finder doesn't publish prices for developers and we found no public rate card for Bayut, so you enter the fee: the one in your contract or in your written quote.
- The own system. Your monthly ad spend, your cost per lead and the agency, if there is one.
- How many leads end in a sale. One rate per side, because a portal lead and an ad lead don't behave the same. The pre-filled values are example assumptions.
What comes out is the cost per lead and the cost per sale on each route, and the gap between them.
How it's calculated
Portal
- Cost per lead = monthly fee ÷ leads per month
- Sales per month = leads × % of leads that buy
- Cost per sale = monthly fee ÷ sales per month
Own system
- Leads per month = ad spend ÷ cost per lead
- Monthly cost = ad spend + agency fee
- Cost per lead, all-in = monthly cost ÷ leads per month
- Sales per month = leads × % of leads that buy
- Cost per sale = monthly cost ÷ sales per month
The agency fee is the one we publish: Meta Direct from AED 4,100 a month (≈ €1,000) and Full Engine from AED 7,200 a month (≈ €1,750). It leaves out the one-off set-up (AED 2,000 or AED 4,100, paid once). Choose «No agency» if you run it yourself. If you'd rather have it built for you, that is our own lead generation system in Dubai.
Everything is monthly and steady-state: it doesn't count a new campaign's learning months or the time until reservation.
Why we don't pre-fill the portal fee
Because Property Finder doesn't publish developer prices, and we found no public Bayut price. The details, and what to ask their sales teams, are in what Property Finder and Bayut publish about cost.
The figure that counts is yours: the one in the contract or the written quote.
