How to use it
- Units to sell. The ones this campaign has to close, not the whole development if part of it is already sold.
- The four funnel rates. Out of 100 leads, how many you reach; out of 100 reached, how many book a viewing; out of 100 viewings, how many reserve; and out of 100 reservations, how many go on to sign the sales agreement.
- Your cost per lead. What you pay in ads for each person who leaves their details. Take it from your last campaigns: ad spend divided by leads.
- Monthly ad spend. With it the tool tells you how many months it takes to bring in all those leads.
The rates that come pre-filled are example assumptions. They are not a market average. Replace them with yours as soon as you have a month of data.
How it's calculated
It starts at the end of the funnel and works up, dividing by each rate:
- Reservations = units ÷ % of reservations that sign
- Viewings = reservations ÷ % reservation rate
- Reached = viewings ÷ % viewing rate
- Leads = reached ÷ % contact rate
- Ad budget = leads × cost per lead
- Months = ad budget ÷ monthly ad spend
Every result is rounded up: there is no such thing as half a viewing or half a lead. The budget uses the rounded-up leads.
It is a steady-state calculation. It leaves out the first months while a campaign is still learning, and the time between first contact and reservation, which off-plan can be weeks or months. It also leaves out the agency fee: ad spend only.
What to do with the result
If the lead count looks impossible, don't start with the budget. Look for the lowest rate.
Raising the contact rate from 50 to 70 out of 100 cuts the leads you need by almost 30 %, without spending a dirham more on ads. It is usually the cheapest lever: it depends on replying fast and calling on time. The landing page matters too, because it can filter before the form: this is how we build a landing page per project. And if you want the ads, the landing page and the follow-up run for you as one system, see lead generation in Dubai.
